Pueblo Depot Industrial Park
The Pueblo Depot Industrial Park is located on the Army's Pueblo Chemical Depot. The Depot is being redeveloped and reused by the Pueblo Community after congress directed that the Depot be realigned in 1988. It consists of 23,000 acres and 1,200 buildings. It is akin to a self-contained city-an industrial city. The Pueblo Depot Activity Development Authority began leasing buildings from the Army in 1996. Today, the Authority has 857 buildings, containing 3,910,800 square feet, under its lease. The Authority subleases the buildings for manufacturing, distribution, warehousing, and special uses. Over 450,000 square feet is currently under sublease to companies like Boeing, Lockheed Martin, and Trane. The following are brief descriptions of some of the buildings the Authority has available for sublease. The information is "typical" and may vary from building to building. Actual rent costs are secured only by contract. The rent cost does not include the additional cost of insurance, taxes, utilities, repair and maintenance, nor improvements to meet unique tenant requirements. Please also view our video at the bottom of the page WAREHOUSES The Authority has leased 18 warehouses, containing 2.9 million square feet, from the Army. Rent starts at $1.50 square foot per year in units of 40,000 to 45,000 square feet. Every warehouse has a full sprinkler system and automatic fire alarm system. There are three types of warehouses: 90,000 sq. ft. on grade, 90,000 sq. ft. dock height, and 200,000 sq. ft. on grade.
90,000 Sq. Ft. On Grade .gif) This warehouse type contains 90,000 sq. ft. and is structurally divided into two 45,000 sq. ft. operational units by a two-foot thick firewall. Ceiling height is 22' 4" with an operational height of 13'. The "open" floor plan is an attractive feature of this type of warehouse, wherein there is 60' separation between support columns.
90,000 Sq. Ft. Dock Height  This warehouse type contains 90,000 square feet and is structurally divided into two 45,000 sq. ft. operational units by a two-foot thick firewall. Ceiling height is 16' 8" with an interior operational height of 16'6" . The truck dock running the entire 502' length of the building is an attractive feature of this type of warehouse.
200,000 Sq. Ft. on Grade  This warehouse type contains 200,000 sq. ft. and is structurally divided into five 40,000 sq. ft. operational units by two-foot thick firewalls. Ceiling height is 17' with an operational height of 15' 9". The sheer size of the building and the ability to expand into additional units as one's business grows are attractive features of this type of warehouse.
Igloo "Igloo" is the local term for former munitions storage bunkers. Rent is 47 cents (yes, $0.47) sq. ft. per year. The Authority has 694 igloos under its Master Lease. The floor area is 2,125 sq. ft. (80.5' x 26.4') with a maximum ceiling height of 13'. The rent is $1,000 per year for the 2,125 sq. ft. building, which is only 47 cents per sq. ft. per year. Igloos are available with an 8' x 8' door opening or an 4' x 8' opening. Igloo walls are constructed of 18" thick reinforced concrete and the steel door is 4" thick. Impregnable is an apt description of the safety and security offered by the igloos. An igloo naturally maintains a relative constant interior temperature of around 65°F due to the insulating properties of the thick soil blanket that covers it. Igloos are currently being subleased for the storage of items ranging from multi-million dollar space vehicle motors to antique automobiles. 


Manufacturing Several buildings available at the Pueblo Depot Industrial Park are suitable for manufacturing. The rent is based on the size of the building and the special needs of the tenant. The Authority has 12 buildings, each with over 11,000 sq. ft., which can be adapted to a wide range of manufacturing needs. These 51' x 219' buildings have no interior support columns to interfere with operational layout. 
Other industrial buildings range from 4,000 sq. ft. to 156,000 sq. ft. One interesting building is the Depot's former metal fabrication shop, which contains 18,000 sq. ft. and comes with 29 pieces of machining equipment (e.g., sheer, boring, lathe). |
